Portopiccolo is a village built from scratch in a former stone quarry between Sistiana and Duino, on the Trieste coast: an amphitheatre of white residences descending to a private marina, with beach club, spa, restaurants, a small square and services in a community with controlled access. It is the only destination on the Upper Adriatic conceived from the outset for year-round seaside living — and the place where Bonavia Real Estate Advisory is based and works every day.

The village was born in 2014 from the recovery of the Sistiana quarry, at the foot of the Duino Cliffs nature reserve. Its plan is that of a Mediterranean village: pedestrian lanes, stairways, terraces and hanging gardens; cars stay in underground garages, and the sea is where every path ends.
Residences range from apartments with a terrace over the harbour to seafront villas with private pools. Comfort and finishes are uniformly high; what changes, and what drives value and desirability, is orientation, view and distance from the water.

Trieste-Ronchi airport 25 minutes, Venice an hour and a half, Ljubljana an hour, Vienna and Munich within the day: Portopiccolo is the natural second home for buyers from Austria, Bavaria and Hungary.

Portopiccolo is a niche market with a limited number of units and low turnover: the best properties — seafront, upper floors, villas — rarely change hands, and often off-market.
