The coast between Trieste and Venice
The Upper Adriatic is the stretch of coast running from the cliffs of Duino to the lagoons of Grado and Caorle: one hundred and fifty kilometres in which the Karst drops sheer into the sea, then beaches, lagoons and resorts open up, all the way to Venice. It is the home coast for Austria, Bavaria, Slovenia and Hungary — two to three hours' drive from Vienna, Munich, Ljubljana and Budapest — and a property market that combines second homes, seafront villas and new developments with rental formulas.
Adriatic Coast
The coast changes character from east to west. In the east, between Trieste and Monfalcone, it is high and rocky: Barcola, Miramare, Sistiana, Duino with its castle and the village of Portopiccolo — villas with views, residences in gated communities, few units and strong demand. In the centre, Grado is the Empire's golden island, with its lagoon, thermal baths and a Venetian old town. Foreign demand — Austrian, German, Hungarian, Slovenian — is structural and grows with connections. Buyers on the Upper Adriatic look for, in this order: distance from the sea, orientation, reliable management when the home is empty, clear taxation.
